Monstera Trouble

Hi! I just purchased this big Monstera plant from my local grocery a week or so ago, a gamble I know but it was very big and only $16. I’m looking for help identifying these spots that are showing up. Could it be root rot or a fungal infection? The white residue is Neem oil in case it was fungal. Fairly new to these plants.

I have the same issue!!!!
Turns out some of the soil was staying too wet because the plastic pot I bought it in wasn’t allowing the water at the bottom to go anywhere but the top of the soil was dry. I pulled the nursery pot out of the plastic pot and set it inside a terracotta instead and now she’s been thriving ever since.
