It could be caused by numerous things. A few pics would help

You may be watering the plant too often. You do not want the plant to sit in a tray of water either. Water the plant well and depose of any water that is in the tray after one hour, let the plant tell you when it is dry, watch the leaves, if they get limp it is time to water again, keep track of how often you need to water and develope a schedule.

How often do you water? Is it indoors or out? You only need to water the plant once per week. My S.O. had a plant when we met that was barely alive. I started taking care of it and it now it's gorgeous. All I did was water it in the beginning, but eventually I started to give it epsom salt once per month, and occasionally I give it potassium to encourage it to bloom.

I suggest you stop watering yours for now and let it dry out. Trim away the old leaves and let the plant rest. Is it very warm where you keep the plant? Is the plant in a container? If so, how large is the container? How big is the plant? How much sun is it getting?

The plant will let you know if it needs water because it will start to droop. The moment it starts to droop give it a cup of water. It should bounce back within a day, If not, you'll know it needs a little more water.
