Possible reasons:
- excessive watering (water only when the substrate dries up all)
- watering with cold water (the water must be warm, +18 - 30 celsius or 64 - 86 Fahrenheit)
- high humidity
- weak air circulation.
Action:
- Remove the affected parts of the sheet.
- Sprinkle the cuts with coal dust (pound the activated carbon tablets into powder) or cinnamon.
Or any fungicide that a close garden center can offer .
