Fiddle Leaf Fig Powder

Hello everyone!

Posting here on behalf of my tech-challenged mom. She has a fiddle leaf fig she purchased from Costco around 5 months ago. Recently she noticed the development of a powdery substance on the top 2 leaves. Even after wiping the substance off, the leaves still have pale patches. Additionally the affected leaves are not as green, firm, and upright as the rest of the leaves on the plant.

Initial thought was powdery mildew however the appearance doesn't seem to exactly match the images of powdery mildew online. I've attached some pictures below for reference. The first two images are a close up of the affected leaves (if you zoom in you can see the powder granules) and the third image is a healthy leaf on the fig for comparison.

Any help or insight would be greatly appreciated! Thank you for your time!

This might happen if your plant is over watered, and it would be a good idea to remove it from the pot and check that the roots haven`t rotted. I would remove all the infected leaves too.

Actually it has spider mites. They are hard to control, but regular treatments with Neem oil all over - tops and bottoms of all leaves - should do it. It just takes time and perseverance.
