I have a friend that has been a landscaper for 25 years. He never plants seed unless it is for fill in for the SOD is that has been damaged. Never try and start a lawn with seed, especially this time of year when the birds are active from winter slow down. You will wind up with patches everywhere as they eat the seed. Marathon I and II are the best . Marathon II is a hibrid that grows only so high. Not worth the money, buy a mower! LOL In the lawn run, ha ha, sod is always better. As far as fertilizer; for a browning lawn with good root structure (check with a shovel-if you can dig easily-poor roots) amonium sulfate with lots of water first and after. Make sure there are not spots with sulfate standing. It will be green in four days. Maintenance, I only use Scotts turf builder. Good luck with your lawn!!
