The lower leaves of my otherwise healthy jade plant are slowly turning brown and rough on just the outside of the leaf. The leaves eventually fall off, but seem to be more or less alive even when completely brown. It seems to also be affecting the stalk, which is turning brown as they tend to do but further up the stalk.
