Help with rubber tree

Hi. My rubber tree has lost lots of leaves, that turn brown and fall off, but I also see new growth. Anyone know why the leaves are browning and dropping?

How long have you had it, is it sitting in water, has it got any insects under the leaves does it need repotting?
